To qualify for one of our rental properties, you must meet our standard screening criteria, which includes: A consistent income of 2.5x the monthly rent, satisfactory credit history review, clean background check, and positive rental history. Please note that we conduct all tenant screenings in full compliance with California fair housing laws.
Application Requirements
The amount will be equal to no more than one to two month's rent depending upon property, landlord and tenant type. We will collect, hold and return your security deposit in compliance with California security deposit laws.
Typically, rent is due on the first of the month. Making payments on time will help avoid late fees and potential lease violations.

We provide you with an online portal where you can make secure payments every month. The payment portal allows for convenient and quick payments, as well as allows you to set up automated payments and monthly reminders.
This reduced the risk of delays, helping to ensure consistent payments and maintain a smooth rental experience throughout your tenancy.
If there’s a maintenance need in your property, please submit a maintenance request through the online tenant portal. Our team will review your request and coordinate repairs as quickly as possible to ensure a comfortable living environment for you.
Please be sure to submit photos and detailed descriptions with your request, so that our team can better understand the problem and respond efficiently.
If you have an emergency maintenance issue that poses a serious or immediate risk to your safety or the property’s condition, you must call our emergency maintenance line right away. Do not use the online tenant portal.
We’re available 24/7 to manage emergencies. If there is a fire, break in or threat to safety call 911 first.
Pet policies vary by property. If your property does allow pets, there may be restrictions regarding breed, size or the number of pets permitted, as well as monthly pet fees. If your home is not pet-friendly, you must abide by this policy to avoid serious consequences. Please review your lease terms before bringing a pet into the home. If you’re unsure about your home’s pet policy, please contact us.
Your privacy and comfort are important to us. We will only enter the property when necessary, such as for scheduled inspections, maintenance requests, repairs, emergencies or other approved purposes – and we will always properly notify you in advance, with the exception of emergencies.
No. You cannot make modifications, alterations or improvements to the property without prior written approval from our management team. Unauthorized modifications may violate lease terms. Unauthorized modifications may violate lease terms which can result in additional charges.
A lease agreement is a legally binding contract that must be respected. If you must end your lease early, there may be consequences, such as paying early termination fees or continuing your rent payments until a new resident is placed.
If you’re thinking about breaking your lease early, please be open about this with our team as soon as possible. We’re here to support you and offer you options that minimize financial impact.
During the move-in process, we will have you review and sign the lease, pay the required deposits and set up your utilities. We will be available to answer any questions or concerns. You will be provided property access instructions as well as important contact and policy information. We’re here to ensure you begin your tenancy without hassle or stress.
You will be expected to give a full 30 day notice to vacate the property which you can do through your tenant portal. We will acknowledge your notice and provide information about the move out process. The basics are: remove all personal belongings, return the property in a good lean condition and surrender the keys on the day of move out.
We will return the security deposit when you move out after conducting a detailed inspection of the property.
We’ll itemize any allowable deductions, like unpaid rent or damages beyond normal wear and tear. If there are no deductions, you will receive your full security deposit back within 21 days after you move out.
