This includes credit checks, criminal background checks, eviction history reviews, employment verification and multi-point reference checks. Yes! We provide financial reporting to help you track your investment’s performance. You have 24-hour access to your online account, where you can find your owner statements, repair estimates, invoices, income and expenses reports and other important documents.

At Pivetti Property Management, we handle the security deposit in strict compliance with California law.

We collect a deposit of up to one month's rent, more if allowable, and hold it in a separate, compliant trust account.

When the tenant moves out, we conduct a detailed inspection of the property, itemize any allowable deductions – such as unpaid rent or damages beyond normal wear and tear – and provide the tenant with an itemized statement within 21 days of the tenant vacating the property.

When tenants submit a maintenance request, we respond quickly to triage the situation determining the urgency and responsibility. We then work with a trusted network of vetted vendors, most of which we have worked with for decades, to get the work done well at competitive rates.

In the event of an emergency, tenants are instructed to call our emergency maintenance line without delay. We respond immediately to address the issue, preventing further damage and minimizing potential costs.

Our priority is always to act quickly on urgent repairs to protect both the tenant’s safety and the integrity of the property.

Yes! We use modern platforms and digital tools like the AppFolio owner portal to give you real-time access to financial statements, maintenance estimates and property performance.

That said, if you’re more comfortable with traditional methods, we can provide printed statements and provide physical checks with no added friction. Our goal is to meet you where you are to make property management as convenient and accessible as possible.
